The fake listings problem

Most portals are paid-listing directories. Builders pay to appear first. Brokers duplicate the same project under multiple entries to collect multiple leads. Prices shown are pre-commission — what you actually pay is 2–3% higher. And verification? It rarely happens.

RERA (Real Estate Regulatory Authority) changed all of this legally. Every new residential project must be registered with the state RERA body, which maintains a public registry with verified project details, builder credentials, and possession timelines. But almost nobody checks it. Gruhvi does — and surfaces only what passes that check.

What RERA means for you

Under the Real Estate (Regulation and Development) Act, 2016:

  • Every new project above 500 sq. m. must be registered before marketing begins.
  • Builders must deposit 70% of buyer funds into a separate escrow account — it can only be used for that project.
  • Possession delays attract compensation at the SBI lending rate.
  • All project details — layout, approvals, progress — must be updated quarterly on the RERA portal.

Every project on Gruhvi has a valid MahaRERA registration number you can independently verify at maharera.maharashtra.gov.in. We show you the RERA-registered possession date and nothing else — no marketing language, no soft labels.
